Kitchen upgrades are an obvious place to start because it’s where most of our entertaining happens in the house. But did you know that a kitchen facelift can give you a better rate of return than a full upgrade? Sometimes all you need is a fresh coat of paint and some new hardware to dramatically improve your home’s appeal. While it is without question that a fully renovated kitchen will sell your home, this renovation is very expensive and time-consuming. The return you get will not be at the same level as a kitchen facelift.
Bathrooms tend to be the first place where a house shows its age. Buyers seem to pick this up immediately as well. Similar to kitchens, facelifts work wonders here instead of total renovations. Affordable fixes that can be done in the bathroom are: regrouting your tile, replacing your mirror with an elegant one, replacing the flooring in your bathroom (as bathrooms are often small spaces and therefore reflooring won’t be as expensive as reflooring your living room or your kitchen).
Lighting is one of the most important parts of a house because it will directly affect a resident’s mood. If a home is bright, it will look more open and create a positive feeling. New light fixtures will not only brighten your home but will also add to your home’s aesthetic. If a light fixture in your home is outdated, replace it – you will be amazed at how much it will transform your home!
Did you know it is estimated that you can expect a 100% return on your investment by improving your landscaping? It’s true! Start by talking to a professional at your local garden centre – many of these places offer free design services. From there, you will get a mix of sod and plants that will add a splash of colour to your yard. For maximum impact, I suggest using one colour and varying the height of your plants.
Most Canadian homes are made of brick, but there is still much that can be painted that will breathe new life (and value) into your home. Paint your front door a contrasting colour from the rest of your house. This will make it stand out along the street and catch the eye of all passersby. To really make your new paint job cohesive, use the same colour on your front door and your shutters.
