5 TIPS TO PUT YOUR MIND AT EASE WHEN DECIDING TO SELL YOUR HOME

Once you’ve decided to sell your home in Ottawa, Dunrobin, Kemptville, Pakenham, Smith Falls, or anywhere else in the Ottawa Valley, it can feel daunting. What are my next steps? How does this all work? How much is this going to cost? Who am I going to trust with one of my largest assets? All of those questions can feel overwhelming, but knowing a bit about the process can ease those worries and using a realtor that is trustworthy, passionate, and has your best interests in mind can make it a much more enjoyable process. 

Here are some things you need to know before listing your home:

  1. Showings can happen at any day or time, whether it is in the morning or the evening. Be prepared for these showings by having your home ready. This includes: keeping the property tidy, curtains/drapes drawn, and some lights on. A helpful tip for this is, start packing before you put your home up for sale. Get those knick knacks, keepsakes, little things you don’t need around the house and put them away. This will help keep things looking uncluttered and easier to keep your home tidy 

  2. There are many different ways prospective buyers can view your home: through MLS, open houses, showings, virtual tours. Discuss all of these options with your realtor and ensure you understand them all.

  3. Yes, there will be some costs associated with selling your home, which you will discuss with your realtor. Things like: the cost of a Real Property Report or an updated one, the commissions to both the listing/buying agent, paying off the remainder of your mortgage with sale proceeds, closing costs, etc. These all seem daunting but your realtor will be able to provide you with steps on how these can be done seamlessly and with minimal stress. 

  4. Once you are ready to list, picking your realtor is key to ensuring that the sale goes smoothly. Interview a few real estate agents who will provide you with a market analysis for your home. They’ll compare your home to those that are currently on the market and those which have sold recently. This will allow them to give you a market value for your home in the current market. Once you have interviewed some realtors, make sure you pick the one that you feel most comfortable with, who aligns with your values, and who you know will ensure your needs are met.

  5. Once you have hired your realtor, professional photographs and measurements will be taken of your property in order to present your home in the best way. Once all paperwork, photographs, measurements, lockbox, and a sign are installed at your property, your house will hit the market. This is where your realtor will be your best guide throughout the process and will negotiate on your behalf - after all, that is one of their greatest attributes! Your realtor will ensure that the negotiation process is as seamless as possible, will work to get you the best dollar value, and will ensure that you’re satisfied and your needs are met - above and beyond.
